4230 Raleigh Street Construction Update – Framing, Windows, & Plumbing are Underway

Things continue to progress at 4230 Raleigh Street. Framing has finished up for the most part and we’re on our way to getting the exterior wrapped up. We passed our bulk plane inspection with the city of Denver so we are full steam ahead on the exterior finishes. We’ll be multitasking for the remainder of the project as we’ll be able to have interior trades working regardless of weather now that we’re almost closed in from the elements.
As you can see below, the Tyvek house wrap is installed and the windows are going in. The front porch foundations have been poured and the framing should be finished up on that in the near future. Even without the porch, the house is finally starting to take shape architecturally.
The rear bump out is being sided. Thankfully we’ve had yet another week of very good weather so things aren’t too messy on site and the crew is making good progress.

We have selected Anderson Series 200 double hung windows for the home. They are a low-e glass and energy star rated. We certainly could have gone with something more affordable but we felt it was a good fit with the theme of quality materials. I can say first hand that the use of cheap vinyl windows in many of the other new homes in the area doesn’t do much for me.
The rough plumbing is going in throughout the home. It feels good to have some interior trades moving forward. Up next will be the HVAC and electrical.

The basement has been framed out as well. We were on the fence about finishing the basement but in the end we decided to go for it as we felt we could add more value by having the respective trades add on to their existing bids and get some savings vs. coming in to finish it after the rest of the house was completed. We’ve upped the price by $10,000 but it’s hard to imagine our buyer not seeing the added value of having a family/media room as well as a guest suite down there.

Even with partially finishing the basement we’ve left plenty of room for storage or future expansion as you’ll see below.
As it stands now, we’re hoping to have the home listed by the end of February. We should be working on interior finishes and have rough drywall up by then.

Very nice indeed. It feels like we’ve been waiting forever to have things moving along. Congrats on the future addition to the family. I have no doubt that you’re knee deep in the numerous books out there on the finer points of parenting.
