Northwest Denver Market Statistics for June 2009

As we’re a bit late on getting this out, I’ll post the graphs and leave the commentary to a minimum. July’s stats are done and will be coming in short order. Thanks for your patience as we get out from underneath the pile of work that crept up on us last month.

Average Net Sales Price

Still trending in the right direction here. Again, we’re above our June 2008 mark.

Number of Properties Sold

Again, we’re headed in the right direction. This graph best represents visually the cycle we’re emerging from. We’re still not back to 2008’s levels but I think it’s safe to say the worst is behind us in total sales or lack thereof.

Average Days on Market

This metric still lacks any consistency but again, we’re moving in a positive direction with average time on market coming back into line with 2008’s numbers.

Distribution of Properties Sold by Price Range

Same old same old here. Both the high and low ends of the DNW market seem to have slowed while the middle of our market is going crazy. More evidence that the tax credit is driving things to a large degree.
